You are excited because you are all set to rent your first property. Congratulations! So, let's begin at the beginning. Accessing a property management company in Australia is as close as your internet browser. For instance, if you live in Queensland, you could search for ‘property managers Gold Coast’ and a host of websites will be at your disposal. Looking for homes to rent can be great fun or an absolute chore, depending on one’s frame of mind. Take your time. It’s also a good idea to take a knowledgeable friend along when viewing the properties. However, once you have made up your mind and signed the rental agreement and moved in, you can sit back and enjoy your home. Wrong! Have you any idea what your rights and responsibilities are whilst renting? The following advice will help you become acquainted with some of the ‘rights’ and the ‘wrongs’. Once you have selected a home, you are responsible for the payment of a bond to a lessor or to the property managers Gold Coast, if that is the area where you intend to live. A bond is just an official term for the payment of money that is kept in trust as a security for such times that you are unable to pay your rent or if you damage the property. The lessor’s responsibility is to lodge a bond, together with other official documents, with the Residential Tenancies Authority within ten days after the payment has been made. You are within your rights to ask for a receipt for the amount paid. If your rental is less than $300 a week, a bond cannot amount to more than four weeks’ rent. Therefore, a bond for a rental of $250 must only be $1,000. Repainting or renovating a property is not the responsibility of a tenant. However, if it is proved that the tenant caused the damage it is the responsibility of the tenant to pay for the cost of repairs. The lessor is responsible for all the usual wear and tear costs. If a lessor or a property manager needs entrance to your home, you must be given reasonable notice on an official form. You should not be harassed by owners knocking on your door at any time of the day. Remember that it is your responsibility to pay your rent on an agreed date every month. You must also ensure that you do not disturb your neighbors with noise or any other kind of wilful disturbance. On the other hand, you have the right to live in a secure and well-kept environment. Finally, always read your rental agreement—it is the property manager’s responsibility to give you a copy. http://www.yesrent.com.au |
